The condition of the property, as found

Access, safety and timing
Investigators do not enter structures that are unsafe or have not been released by the fire department, and do not walk roofs that cannot be accessed safely. Where access is limited, the record states what could and could not be reached.
After a tornado, flood or ice storm, road closures and emergency operations can delay arrival in the affected area. Deployment proceeds as soon as access is possible.

Can you get there before the mitigation crew?
Often. Average metro response is under 60 minutes and emergency deployments are available at any hour. Where mitigation has already started, the investigator documents what remains and what has been done.
Do you write estimates or scopes of repair?
No. The service is documentation of condition. Estimating, scoping and valuation are done by the adjuster, contractor, engineer or appraiser the parties choose.
Do you handle commercial and residential property?
Yes. Single-family homes, multi-family buildings, retail, office, industrial and agricultural structures are all documented under the same method.
Can you document many addresses after one storm?
Yes. Carriers and administrators can submit a list of addresses. Capacity and sequencing are confirmed by dispatch when the list is received.
